Why a Grassroots® Inspection? Purchasing a building and/or property is one of the biggest decisions of your life! It's crucial that you're fully aware of the condition of the major systems and components before you buy.
Your Grassroots® Inspection will examine your prospective building and/or property to assure you that the condition of the home meets with your approval before you close your real estate transaction. Make sure your professional Realtor and/or Lawyer include a clause that is subject to a Professional Inspection before you buy it. Also, be sure to ask about a Vendor Disclosure Statement, sometimes called a "Vendor Property Information Sheet".
Our residential & commercial inspections look at a number of different areas, and may include:
Structure -- roof, exterior walls, outbuilding interiors, foundation & basement, attic
Mechanical -- electrical systems, plumbing systems, heating & cooling systems, water heaters
Supplemental -- property & site, other exterior items, bedrooms, main living spaces, offices, kitchen(s), laundry rooms, bathroom(s), staircase(s), fireplace(s) and chimney(s), insulation, safety, termites/other insects, design & layout
Other areas may also be looked at depending on the property. Single purpose inspections are also provided upon request, for example, to inspect a roof only.

SPECIALTY RESIDENTIAL INSPECTIONS
EnerGuide Audits have your home checked to see how it rates with the Natural Resources Canada energy guide. Labeling available.
Septic Inspections only Ontario Ministry certified inspectors can "take the lid off" and perform this inspection for inspection certificate purposes. Design and property suitability inspections are available too.
Well Capacity determine the flow rate of your well, etc.
WETT Certification Wood Energy Technology Trained (WETT) certified inspectors check out your wood burning appliances e.g. fireplaces, wood stoves, etc.

HOME MARKETING ADVANTAGE PROGRAM
This program is designed to assist the realtor and vendor in marketing a home by increasing a home's curb appeal. Our Home Marketing Inspection and Checklist identifies those areas in the home which require maintenance and/or improvements, largely on a cosmetic basis, and which would likely assist in making a home more saleable.
HOME MAINTENANCE SCHEDULE
This program offers a method for existing homeowners to develop a "job jar" of items that require attention around the home. Purchasers of a home can also receive suggestions and tips from this.
